Detailed Design Stage

The property is a Victorian semi detached town villa of approximately 470m2, laid out over four floors. The house has many original features and was previously in use as multiple flats and offices; including a two bedroom front garden flat which has been adapted but retained. The brief included assisting with Building Regulations approvals and construction information for the refurbishment of the two lower ground floors and the new glazed rear extension.

The main architectural challenge was creating an open plan garden level room with a visually lightweight rear extension; whilst supporting the three stone window bays above with minimally intrusive structural elements. We produced elevation option studies looking at different ways to elegantly incorporate the structure, balanced against assisting the client with quotes for the glazed doors to the garden to balance the budget.

Playful drainpipe options provide an opportunity for the children to reuse the water from the new flat roof in the garden.

The design seeks to create a modern, spacious home with plenty of light; letting the historic quirkiness of the original house ‘sing’. The client wants to create a space that is open, linking the ground and lower ground floors with a double height space.
